Seeff Hout Bay and Llandudno scoops top Agent Awards

Seeff Hout Bay and Llandudno enjoyed an exceptional year as one of the most awarded branches within the Seeff Group at this year's Seeff National Agent Awards with five agents recognised in the top achiever categories.

These include "Lifetime Achiever Awards" for Stephan Cross and Ingred Blicher Hansen in the Solitaire Sales category for highest Rand-value achieved. Ashley Larter and Jeanne McCaig were "Achiever" Awards in the Solitaire Sales category for highest Rand-value achieved and Bianca Wrankmore in the Solitaire Rentals category for highest achievement in both units and Rand-value.

Propstats sales data shows that we achieved 26.28% market share for 2020, the highest of any realtor brand in the area. For this year, Seeff is already on 19.1% market share with sales of over R87 million for the period January to April.

A key emerging trend from the Covid Lockdowns has been a move by buyers to areas where they can enjoy a better quality lifestyle closer to home. We continue seeing the migration towards our areas and continue capitalising on this trend for our sellers and landlords while helping buyers and tenants achieve their lifestyle dreams.

While we are seeing a great deal of movement in the market, the focus for sellers remains on pricing in line with the current market. Propstats data clearly shows that there is notable evidence of price volatility and overpricing. Most sellers are still needing to drop their asking prices to conclude a sale, often by a considerable margin of as much as 16% to 31%.

Where properties are well-priced for the market, they are not only achieving closer to the asking prices but are selling considerably faster compared to the market average. It remains a great time to sell, but with the proviso that sellers price within the parameters of current demand. Working with a skilled area expert is often the difference between achieving a sale or your property remaining on the market unsold.
